Context
An agent already has a measured floor plan and a set of listing photos, but buyers still have to piece the house together in their heads. Storeys reads that plan into measured rooms and floors, sorts the photos into those rooms and builds a 3D presentation the agent can send as a single link.
What I did
- Built floor-plan reading that turns a measured PDF into rooms, openings and floors with their printed dimensions, and fails clearly on scanned plans instead of guessing.
- Built the Three.js presentation: separated or assembled floors, wall and roof controls, a guided tour, room-by-room photo comparison, and 4K image and short video exports.
- Implemented free virtual staging for empty rooms, AI photo sorting, Clerk and Convex accounts, shareable branded links and client approval.
Engineering decisions
The plan sets the geometry. Photos only suggest the look.
Measured plans supply walls, openings and room sizes; photos add approximate appearance. Missing measurements never become sample dimensions, so an unreadable plan fails explicitly rather than producing a convincing guess.
Staging that never pretends.
Empty rooms are furnished from the measured layout without AI, using the same placement checks as other furniture so doorways and stairs stay clear. Kitchens and bathrooms are never staged, and every staged view carries a “Virtually staged” label.
Keep the AI on a short leash.
Photo sorting sends small, low-detail copies with the measured room list, refers to rooms by alias and accepts only listed rooms as answers. Requests are rate-limited, and photos it cannot place are left for a person.
Scope
An early-access pilot: sign-in is limited to approved accounts and payments are not switched on. The 3D result is an illustrative reconstruction from measured plans, not a survey; furniture, finishes and some vertical details are approximate.
Reviewed the repository and product documentation, and explored the public example house and its shareable presentation.
